Land plots with an area of 10 acres for construction and 5.4 acres for landscaping are leased from the city.

The building is located at the intersection of Ozerkovskiy Lane and Bolshaya Tatarskaya Street. It is surrounded by developed infrastructure, prestigious residential developments and embassies. The State Tretyakov Gallery is within walking distance. There is convenient access to the Ozerkovskiy Embankment in the direction of the Garden Ring Road, Pyatnitskaya Street in the direction of the city center and the Kremlin Embankment. The mansion was built in the early 19th century on the territory of Abdulova's city estate, a rich Tatar merchant. The manor houses later passed to the merchant Shcherbinin, who extended it to the corner of Ozerkovskiy Lane.
