The four-storey mansion with a basement stands in the area of Filyovskiy Park. Built in 1937, the building is designed in the Constructivist style. Panoramic glazing provides a flow of natural light. Inside, there is a mixed-use layout with warm-shell finishing. Central utility systems are installed, along with supply ventilation systems, local air conditioning, and a sprinkler fire suppression system. The ceiling height ranges from 3 to 7 meters. The electrical capacity is 80 kW. The space includes a small theatre hall for 200 seats, as well as sports and gym facilities. The building houses a higher education institution known as the "Institute of Contemporary Art." There are four separate entrances from the street. Free city parking is available in front of the mansion. The building is suitable for an office, a theatre, or a rental business.

The mansion is located on a quiet street within walking distance of Fili Park and the Moskva River Embankment. Nearby are the Gorbushkin Dvor Trade Center, the Khrunichev Center, prestigious residential complexes, and offices of major companies. It takes 6 minutes by car to reach the Third Ring Road and 14 minutes to reach the Garden Ring Road. The nearest metro station, Bagrationovskaya, is an 11-minute walk away.

The building is part of the architectural ensemble "Gorbunov Club in Fili, 1931-1938", designed by the architect Yakov Kornfeld. Originally built for the workers of an aviation factory, the mansion became a public centre in the area. In the post-war years, there were clubs, circles, and a cinema. In the 1970s and 1980s, the building became a landmark venue for performances by Soviet rock and jazz musicians, such as the Kino and the DDT. Here, the legendary 'Gorbushka' emerged, becoming a hub of musical culture in Moscow where music lovers gathered. Nowadays, the mansion is a cultural heritage site of regional significance.
